Meeting Dates and Application Deadlines for 2010 New ConstructionAll new non-residential construction and all new residential construction of three-family or more requires approval of the Board of Site Arrangement, except in the D-1 Downtown zoning district.

Downtown District DevelopmentsAll exterior modifications in the D-1 zoning district, including new construction, additions, or other building, site, and sign changes, require approval of the Downtown Design Review Committee. Planned District DevelopmentsAll exterior modifications in the C-2, M-2, and M-3 zoning districts, including new construction, additions, or other building and site changes, require Planned Development approval. A Planned Development requires review by the Planning Commission and final approval by City Council. Minor amendments to an existing site can be approved by Planning Commission. Special Use PermitsEach zoning district contains a list of land uses that are permitted in the district, but only after review by the Planning Commission and approval by City Council. The Special Uses vary by district. Refer to the summary chart of Special Uses, by district. SignsElectronic message signs must be approved by the Planning Commission. VariancesAny element of planned construction or land use that does not satisfy the regulations of the Zoning Code can be approved by the Board of Zoning Appeals, with some limitations.
